We visit the house, measure it, photograph every room and report honestly on damp, roof, wiring, heating and what the structure will allow.

Plans, elevations and a material direction, issued with a line-by-line budget in euro and dollars so you can approve before anything is committed.

Planning & heritage
Where the house is a protected structure or sits in a scenic or conservation area, we prepare and run the application with local architects and consultants.

Tender & appointment
Three priced tenders from Irish builders we've worked with, compared for you in plain language, with contracts and payment stages set out.

Build & site management
Weekly site visits, filmed walkthroughs, photo reports and written minutes after every trade meeting. We approve invoices only against work completed.

Turnkey handover
Furniture, lighting, linens, kitchenware and art installed, the house professionally photographed, and the keys ready for your first arrival.

Budgets & timelines
What it usually takes.
A cottage refurbishment with a new kitchen, bathrooms, heating and full furnishing typically runs six to nine months on site. A larger coastal house with structural work and planning takes twelve to eighteen months from first survey.
Budgets are issued in USD alongside EUR with the exchange assumption stated, a stated contingency, and a payment schedule tied to completed stages rather than dates. Nothing is ordered or invoiced without your written approval.
