What Does It Cost to Renovate a Cottage in Kerry? A Guide for American Owners

If you have bought, or are thinking of buying, a traditional cottage in County Kerry, the first question is almost always the same: what will it cost to make it comfortable? Every house is different, but the things that drive the budget are very consistent. Here is how I explain it to American clients.

What drives the cost

Firstly, the condition of the structure. Old stone cottages often need work on damp, the roof and the walls before any of the lovely parts can begin. A proper survey at the start shows you what you are dealing with before you commit.

Secondly Heating and insulation. Many older Irish houses were never built to be warm. Modern heating, insulation and new windows make the biggest difference to how the house feels. They also shape your running costs when the house is empty through the winter.

Thirdly Kitchen and bathrooms. These are the rooms where your budget goes furthest or disappears fastest. Good Irish joinery and durable finishes last for decades.

Planning is another potential issue. If you plan to extend, or if the cottage sits in a scenic or protected area along the Ring of Kerry or the Dingle Peninsula, you may need planning permission. That adds time more than cost, so it needs to be planned in from the start. It is very possible and not to be avoided but worth considering that it will add time to the project.

Furnishing. Many American owners want the house ready to use the day they arrive: beds made, kitchen stocked and art on the walls. A turnkey finish should be budgeted as its own line.

Typical timelines

A cottage refurbishment with a new kitchen, bathrooms, heating and full furnishing typically takes six to nine months on site. A larger project with an extension and planning can take twelve to eighteen months from the first survey.
